Developers rely on modern technology, new formats and exclusivity.
1. Focus on small formats
Opening large shopping and office centres is not planned in 2016. From among 9 shopping centres being built now in Kiev, only three will be opened in 2016: New Way (GLA of 15 000 sq. m.), Smart Plaza (GLA of 16 000 sq. m) and renovated TSUM (Central Department Store) (GLA of 22 500 sq. m).
Total amount of office spaces scheduled for putting into service this year is by 12% lower than in 2015, and is equal to 35.6 thous. sq. m. All of them belong to class B.
2. Demand from the part of tenants will grow
According to judgmental forecasts, the vacancy rate in the market of retail and office real estate in 2016 will not change significantly.
Maintenance of the growth trend in the tenants’ demand and entry of several new brands into Ukrainian market in the segment of retail real estate are expected. Demand for office spaces is expected from multinational, export-oriented and IT-companies.
3. The key to success – professional competence and comfort
The struggle for the visitor and, as a consequence, for the tenant will act up in 2016. Professional shopping centres with a pleasant atmosphere for visitors will win.
4. Effective solutions
Energy performance takes one of the first places in the management of shopping and office spaces. Developers deploy air recovery systems, heat pumps, LED lighting fixture, energy-saving facades, reduce the usage or even refuse to use gas for space heating. This allows for tenants to significantly save costs for utilities.
